Jan. 2006 - Nov. 2012Working as part of a team of 3 surveyors managing & policing around 150 tradesmen covering a stock of around 8500 houses. Sole responsibility of managing Voids process from start to completion, first on site to survey necessary repairs and check for any possible asbestos requirements, ordering works, managing tradesmen once on site and handover once completed. Random H&S inspections, promoting this throughout the company and ensuring all measures are in place to prevent accidents occurring. Visiting residents at their home to resolve any escalated issues ensure we are providing a professional and efficient service. Surveying properties for possible asbestos materials and reporting back to Shield for tests and removal where necessary. Surveying day to day repairs up to the value of £2000 and ordering the necessary work ensuring we are providing a value for money service. Managing my own weekly workload and diary to ensure all tasks/appointments are met. Providing information to tenants on the schedule of works for their property in line with the decent homes scheme where required. Responsible for approving additional works into streams and at completion the finalisation of handovers. Managing sub contractors- Gaining quotes or tenders for works over £2000, selection, awarding contracts, managing works & quality, variations and handover of works on completion. Dealing with any high level complaints, getting them input on the dissatisfaction log, following it through to resolve issues then working through the applied learning. Liaising with housing office and staff to gain information on any warnings against properties or tenants. Carrying out post inspections on a percentage of day to day, aids and adaptation, improvement and grounds works then carrying out any investigation should any issues arrise.
