Jul. 2024• Distribute, monitor, track, and document all change orders, site instructions, clarifications, RFIs, submittals or other project- related documentation that may be created by the subcontractors, architects, owners, or other project partners. Compile and present to PM for approval and distribution. • Maintain an up-to-date and accurate database of change notices, change orders, and sub-contractor back-charges • Coordinate with clients, designers, architects, engineers and property managers • Coordinate project pre-planning, including planning the project startup, securing required permits, and organizing and assembling job start files (paper & electronic) • Assist with the bid process and tender closing • Visit job sites to monitor status, take progress photos, confirm measurements and manage/coordinate with sub trades and in house staff, as required • Manage and delegate to site leads and subtrades • Responsible for document management for all project information (paper and electronic), including archiving • Facilitate the tracking of project milestones and financial deadlines; assist with the creation of the project schedule; input and update schedule throughout the project and review with PM / Superintendent • Assist PM with the management of monthly progress invoicing • Prepare POs and assist with procurement of materials and equipment • Schedule material deliveries to site as a support role to the Superintendent • Actively engage with the project team regarding project status and issues that may impact client relations • Assist with QA/QC inspections • Coordinate, prepare, and distribute daily, weekly, and monthly reports • Deal with clients regarding warranty claims and deficiencies • Assist with project turnover and close-out including coordinating, tracking, and collecting turnover documentation throughout the life of the project • Assist with overall company development and implementing company policy and procedures.
