* Renegotiated & restructured debt based on experience in the bond market, providing strategic Finance & Operations Leadership to the diversified development (~500M in annual revenue), including the restructuring of $3B debt for American Dream, a $6B, 3.5 million sq ft property.
* Built a more formal corporate Finance infrastructure with consolidated reporting, driving standardization across all properties & realizing synergies through sharing of resources & combined purchasing power.
* Reduced operating expenses by $10M annually at Mall of America by streamlining job responsibilities & eliminating wasteful spending. * Delivering 84% fully leased gross leasable area of 3.4 million sq ft with a luxury offering anchored by Saks Fifth Avenue, Hermès, Tiffany & Co., & Saint Laurent with 11 million visitors in 2023.
* Created a Financial Planning & Analysis department and introduced data analytics, elevating Finance’s impact while providing key information for business decisions & Marketing initiatives using MS Power BI data science.
* Overseeing Operational Management, including contract negotiation for Nickelodeon & DreamWorks theme and water park attractions employing 1200 personnel (~$200M combined annual revenue). * Led the Restaurant Team in managing five full-service restaurants including Carpaccio (Bal Harbor), Marcus Live! Bar & Grille, & Gaston Acurio’s Jarana.
* Relaunched ‘The Avenue’ as part of a Special Projects Marketing program working in partnership with established & new retail CEOs e.g. Gucci in support of their success in attracting luxury shoppers.
* Led the launch of new and dynamic guest immersive experiences including ‘The Gameroom Powered by Hasbro’ featuring 41,500 feet of arcade games, full-service dining, & other family entertainment attractions.
