•Guided strategy development, implementation, and execution of critical initiatives and delivered transformative, high quality, greater efficiency, and cost-effective resident experiences and supporting processes. • Asset Management (Pricing & Revenue Management), Disposition Departments, and special projects for the Executive Leadership Team and Investment Manager. •Acquisitions: Achieved capitol deployment schedules of $30M per month by cultivating professional relationships with 100+ Real Estate professionals across the U.S. Established alternative sourcing channels to augment inventory while providing attractive risk-adjusted returns (sourced: build-to-rent, and auction) •Successfully deployed $500+ million in SFR assets with ~100%+ assumption rate (rent, BPO, and KPI metrics) across 20+ US markets. •Pricing & Revenue Management: Achieved $9M in top-line rent increase, lease renewals, and other variables by creating a dynamic pricing model (v1) for my team to identify low-performing assets, leading weekly calls with local market teams to troubleshoot non-performing assets.
•Dispositions: Reviewed portfolio and submarket portfolio analysis and created recommendations for augmenting acquisition criteria by modifying buy-box constraints or minimum return metrics, initial CapEx changes to maximize investment return based on historic acquisition performance, acquisition targets based on seasonality and capital deployment schedule, divestment proposals and execution for sub-yielding assets or sub-scale markets.
