In the first year overseeing the West Region, used standard processes along with enhanced coaching and mentoring of the teams to help align expectations that resulted in first year $800K cost savings for that region. Able to smooth out the inconsistencies and help transform positive relationships in that area with the client (win-win).

Started up full range Safety Consulting Group, expanding to include online education. Identified need and growth potential for comprehensive safety and facility consulting services. Developed and implemented long range business plan model predicated on five major service lines. Secured clients including Homeland Security Administration’s Defense Journal, Seaboard Marine, Arichell Technologies, Specialty Laboratories and more. Portfolio totals 540,000 sq.ft. with 62 branches and 4 HQ office buildings ranging from Tampa to Miami. In this role SFL operates under a Matrix organization with the Citi retail branches reporting into North America (NY) and the office building HQ’s reporting into Latin America HQ in Miami. Manage the Facilities Management, Space Occupancy and Project Management service lines with a staff of 14 personnel. Turned around non performing service levels in region and built strong relationships with client Senior Leadership. Built strong alliance and trust with Citi SR Asset Manager and senior business heads and executives, initiating joint weekly reviews. Introduced best practices across portfolio. Created high performance team with consistency and cohesive teamwork with my staff which exceeded client expectation. Gained high customer/client recognition through out portfolio. AT&T’s outsourcing real estate model had just been implemented in the region on August of 2008. The area that I manage had some recent turnover and was in a transition stage. Worked with team members to explain our model and coached and developed them to routinely meet our KPI markers. Started working on transitioning the Puerto Rico and USVI region into my portfolio with sites visits and assessment audits of the facilities and operations in that region.

Jan. 2007 - Dec. 2008Recruited to be single point of contact for the Facility and Project Management services for Nortel Networks Corporate Real Estate in Latin American Region (Sunrise, FL, Mexico, Puerto Rico, Colombia, Peru, Venezuela, Brazil, Argentina, Chile) with P&L responsibilities in Matrix organization. Managed staff of 50 with $20M budget and served as Americas (US, Canada, Latin America) Environmental Health and Safety Program Director. Turned around Nortel Latin America facilities operation, reducing operating costs 25%, driving record satisfaction levels. Johnson Control’s Nortel account was in jeopardy due to poor performance. Tasked with turning around Latin America region. Built alliance with Nortel VP, initiating joint weekly reviews. Introduced best practices across portfolio. Created high performance team, exceeding revenue projections. Gained highest customer/client satisfaction results in Americas. Established alliances and SOW with local project management teams across Latin America to enhance and capture additional client services and revenue as single provider for FM and Project Management services. Implemented Global EHS Business Continuity Plans and Best Practices. Worked with Americas Nortel clients along with collaboration from Johnson Control’s management team to develop standardized Business Continuity Plans and Safety Programs including safety manuals, SPCC, SWPPP across the US, Canada, and Latin America. Jan. 2003 - Dec. 2006Promoted to develop and implement district safety and internal audit programs and procedures to maintain health and safety of 5,500 employees in the South Florida District. Managed staff of 4 safety engineers and over 40 safety champions. Built safety compliance team for UPS, saving South Florida District $1M in worker compensation claims. South Florida District safety compliance programs and injury frequency plans were substandard. Developed plan and built compliance team, designating one safety champion from each of 40 district operations. Conducted compliance training and education seminars, improving compliance audit scores 10% and reducing injury levels 15%.

Jan. 1992 - Dec. 2003Responsible for the construction, engineering, maintenance, design, and housekeeping of South Florida UPS buildings, data centers, plant equipment, and properties as well as compliance with state and local environmental/safety laws and regulations. South Florida (SFL) portfolio consisted of 17 operating facilities (totaling 2.2 million square feet), 1,250 conveyor systems, and managing over 150 contractors/vendors on a $5M annualized maintenance/operating budget. Served as Project Engineer on several District projects including the engineering of mechanical systems, building design/construction and modifications, roofing, paving, fuel islands, new conveyor/electrical installations, major office space remodels, and others. District Environmental Compliance Coordinator 1999-2003. Responsible for all environmental laws, regulations, permitting and programs in the South Florida District. Developed several training programs and plans including (SPCC, SWPPP).

UPSFacilities/Environmental Manager

Jan. 1992 - Dec. 2003Promoted to manage all UPS facilities in South Florida, totaling 2.2M sq.ft. Oversaw 17 operating facilities and 3 airport gateway operations (MIA,FLL,PBI) assuring performance and compliance of the buildings and equipment. Managed staff of 12 engineers and over 150 contractors/vendors and $25M expense budget. Created two year strategic plan for UPS plant engineering, overcoming staffing shortage. Staffing model called for five plant engineers for district, but only two were on staff. Built team of two to support and manage all 40 operations without sacrificing productivity. Finished fifth overall on balance scoreboard of 60 districts nationwide, sustaining performance. Environmental Compliance Programs. Responsible for all environmental laws, regulations, permitting and programs in the South Florida District. Developed several training programs (SPCC, SWPPP) at all levels to ensure compliance activities are performed timely. Developed and maintained proper internal audits and procedures to comply with all applicable laws and regulations.

Jan. 1986 - Dec. 1992Recruited to supervise several South Florida District warehouse distribution operations, including inside distribution, and ground/air distribution operations for high volume facility. Managed and coached over 200 employees. Turned around UPS work group, making it best operation at facility. Eight person employee work group was underperforming. Tasked with turning group around, based on successes with other groups. Conducted analysis of work alignment, building cohesion in group and realigning duties. Turned around work group within six months, making it most productive team in facility.
